That can add up in a hurry.We do have bigger repairs that we need to make - repaving at a multiplex, etc. but could hold off a year to start on those.Portfolio: We have 62 units.

Buy and Hold?

Year 1, cash on cash return at 9.46% Over the next 10 years, here are the projected overall returns with 5% year over year rent growth, 3% year over year appreciation of the property, and calculations for tax savings + debt pay down: I'm a buy and hold investor.

We are looking at possibly using capital stacking to fund holding costs and a light rehab for a sub to property we own.

In a year or two, move on to something better, and repeat.

As the property won't sell above breakeven, how would you go about holding it? 

I live 100% from the income from our holdings.
