I ask EVERYONE for references (other contractors, plumber, electrician, framer, hvac) and then I have several to select between.  3) I've had the patience and determination to push through all the permits/inspections and dealing with Pittsburgh laws -- I don't like that stuff but find it worth it as rents are high in the city.

But there are also some developers, wholesalers, lendors, electricians, plumbers, landlords, investors...that have no business being in their profession either.My disagreement is the broad generalization that you paint ALL realtors as basically con man (yes, my choice of words, not yours).

2) do you have any preferred lendors that you use3) preferred agents4) (if your looking to buy and hold via renting) what ways do you find successful to get quality tenants5) any recommend contractors who do quality work at a good price (in case you need a painter, general handyman, electrician, 6) and then I would ask for their number and if I might call them if I had further questions when you are actually in the midst of a deal.Best of luck.Matt
