Ive gathered alot of list over time from all different sources, county records, court records, 3 rd party vendors, like list source, or mellissa data etc.Usually I edit them in excell and get them ready to be mailed.

edit: In a short sale you will not be able to assign the contract as the bank approves a specific buyer.
