I want to make sure that my new note of $480 des NOT become a negative via y DTI , as I hope to purchase another property in the future.So if I can Immediately claim this Rental Income as Income , then it will technically be a wash( No Loss and No gain ) , and this will in theory keep my DTI in the good .How do I go about claiming this Rental Income as ACTUAL Income that is coming in to me on a month to month basis , so by claiming it..... it can offset my House Payment ?

Being on $300k/y, it DOES make sense for you to invest for appreciation rather than concern yourself with such mundane ideas such as: Cash-on-Cash return.So, I'm also guessing that you're not super-concerned whether your airbnb idea is a cash cow - so long as its location will ensure continued growth in value?
