Instead of asking if you should get it, you should research what being a real estate agent entails and if it will benefit you.if you have another job, you will likely be doing the real estate license part-time.There are two main reasons that people get the real estate license1) To make money via commissions2) to have access to the MLS and view properties(I don't think this is a good reason as you can view sites like zillow/trulia/redfin)Real Estate investing is hard in itself, no need to spend the many hours taking classes/exams to complicate the investing portion of real estate.

@Jayden HamiltonIt depends on several factorsFederal considerationsCapital gains tax rates are either 0%, 15% or 20%You may also be subject to a 3.8% net investment income tax depending on your income levelsDepreciation recapture is taxed at a maximum of 25% tax ratesState ConsiderationsYou also have to factor the state tax rate of the state if the property is located outside of Illinois.Some of the taxes may be a mute point if you decide to take advantage of a tax deferral via 1031 exchange or QOF.Speak with your CPA if you want a more specific answer.

No comment on what you should do, but your calculations in 3-5 should probably include equity built up via mortgage paydown and a conservative number for appreciation.
