That alone can severely, if not detrimentally, affect your bottom-line.It sounds like you are  new investor, and I would venture to say this is on the riskier side of things and quite an undertaking if you're new.

Regarding the C/D areas, I've bought several in North Tulsa and sometimes I've hated them, but mostly I've loved them.

My background was actually in physics, which I taught for several years so I understand the importance on making data driven instructions.

I am thinking if may be best to sell the personal residence for several reasons1) You have an FHA on the current residence.

I personally use @Dmitriy Fomichenko at Sense Financial, and there are several other good providers here on BP too like @Brian Eastman and other that will chime in here. 

It is a great example of why its good to talk to several lenders to see what the best options are, and don't let an initial "no" hold you back.

I've now used my VA loan several times to "house hack" in some pretty rough markets, more specifically California.

It's hard to do the numbers, since there are several unknowns.
