You've made a big investment in training, and I would be asking that investment to work hard, even if the job environment is difficult.I'm not surprised at all that the 2% "rule" doesn't work in Holland.

I'm not a meth expert, so I don't know if the chemicals used are technically considered "environment contaminants," but that might require a "yes" answer.Most disclosures will ask something along the lines of, "Do you know of any other adverse conditions of the property that haven't been addressed in the rest of this document?"

But I don't think there are any laws anywhere that say a seller can't try to influence an appraisal.Of course, I could be wrong...but I'd love to see the regulation if it exists somewhere...

Just yesterday we recieved another email from the 'former' president stating that he is "re-nouncing" his resignation as well as the VP and coming back...My question is: Given all the rules, regulations, by-laws, (etc.) that dictate how an HOA board operates...Can they resign and literally change their minds two weeks later no bubbles no troubles?

Real estate syndication is a start to the process but there usually is a relationship built between the different parties involved and not as many people involved.I would be worried about complying with all the regulations involved with handling other people's investment money since that is not something that I am familiar with.
