I can't imagine why anyone would use AirDna as their only tool, unless it's just a quick look for a broader analysis.....I would recommend doing it the old fashioned way to make sure....

My realtor did also do a few video showings with me as well just because I couldn't get down quickly enough and I wanted to see the properties before they were snatched up.

One thing that helped me was finding a realtor just as a guide to finding duplexes.

In the event they will not let us quick claim deed the properties out of our personal name into an LLC.

I would GUESS that perhaps if the sales are happening quickly that they might sometimes adjust the price up believing that a higher price could have been gotten and if a the property sits on the market a long time then perhaps they adjust down.
