hmmm, interestin....thats prtty much a win-win situation for you and the tenents. most people who are renting, like myself cant get a mortgage because thier credit is shot for some reason or another.

next question, if i'm having issues with low credit scores (585) and currently working on repairing all that so conventional mortgage is not much of an option and someone were to do an HML, buy and repair the house and offer it as a lease w/purchase 6mo-1yr later for 10k over what they have invested home+repairs does it sound like it would be a win-win situation?

While, if successful/lucky, a winning deal in a tax deed should give at least 70% instant equity (which seems to be the min. qualifying #) this is not redeemable until the title is "quieted."

There is always many ways to work a deal.I don't agree that a good reason to use the NEHT is for the legal benefits as there are not many folks willing to go through the legal menusha and costs to win a case(none that I know of so far) which I am sure they would win eventually, whether or not it is before you are broke from legal fees is another issue.
