I would buy close to the ferry, and only pick a building that is cash flowing at least enough to cover expenses.Oh, and I might have found a 'deal" in San Francisco, but it's a single-family home which would require me to Airbnb out two rooms continually to help with mortgage.

In order to overcome the problem, the Turnkey Company would do well to, at a minimum, invest in having a 24 hr number where someone knowledgeable, actually picks up the phone by the third ring and can answer questions and deal with problems.

I try to pick up several properties in one particular location or properties that are within driving distances of each other then If I can I will buy one property for no other purpose than to cover the expense of using a PM in the area.

., thanks for the cold, emotionless honesty.I could pick and choose a few decisions to nitpick, but you're not looking for that, don't need that, and it seems to me like needless piling on.The one thing I will comment on is the idea of a landlord feeling like he must/should generate consistent cashflow on a fully mortgaged property, especially when the mortgages in question are 20-year or less.

Usually that 1 tenant is disappointed with how their own life has turned out or mad about something inside that they can't control and they will take it out on anyone that they can - their landlord, their waitress, kids, road rage, picking fights on the internet, etc. until they can address the source of their pain they will continue.
