When my daughter fired her PM, and rightly so, and the PM started talking about exit fees, my daughter told them if they want to try and enforce that, then they will see her in court where she will sue the pants off them for all of the fraudulent maintenance fees they charged her without permission by calling everything an emergency.

Then, I'd ignore any response saying it's not going to be convenient, yadda yadda, because you don't need permission to come onto the property to do maintenance if you've given proper notice (unless there's some weird law there that says you can't).

If you rent to students you want to rent to grad students, and you want the grad students who are too exhausted to party :-) I advertised on the law student website for vacancies (with the housing director's permission) and I told my tenants if they refer someone I rent to, they get a $100 rent credit.

Give them written permission to have the others as long-term guests, and that that permission can be revoked at any time.Yes, they could end up being considered "tenants," but if you need to kick them out, you should be able to do it with a 30 day notice, as they'd not be on a lease, so the most they could claim, as tenants, is a month-to-month agreement.
