My PM failed to let me know about the 21 day itemized rule, let alone initiate conversation with the the tenants for repairs and those tenants are refusing to pay anything past $4100 due to that technicality.

Perhaps focus on homes with longer days on market, ones that didn't sell during the initial two weeks because priced too high or needs updates but would still pass a loan appraisal. 

@Sam GhiIf you are looking for investments with; low risk, a small initial investment, and passive income; I am not sure if (actively or passively) investing in real estate is the best investment vehicle for you.

Are the lease terms favorable, particularly with the 10-year initial lease and renewal options?

Wanted to see if others had this type of struggle initially searching for off market deals?

You have to be careful with trusting the seller's expenses as it is RARE that they list all of the expenses.
