But as time goes on, the solar cell efficiency increases and (I imagine) overall system cost decreases, so there's probably a relationship there.My impression at the time was that there are a lot of MLM-style solar companies out there, which always felt a bit pyramid-schemy.

@Evan Corbin If someone already had diversified investments (assuming IRA and investment accounts) and wanted to invest 250K in rental real estate I would suggest narrowing their style of investment down first.

They shouldn't be priced more than comps because comps indicates same style (flipped and ready), so there is no need to pay for a turnkey property if you can buy another one, not through a turnkey company, that is sitting on the market flipped and ready.

Some investors combine the strategies, and rent out the property during fall and winter to a long-term tenant as a furnished rental (think corporate rental), and then switch it over to short-term Airbnb style to get the best of both worlds.
