The properties we toured were very old and in different stages of rehab, but I wasn’t particularly impressed by the rehab work, the contractors smoking indoors, or some of the uneven floors that they just decided to throw carpet over, hoping no one would notice.

You wouldn't start any other type of business without having a name, registering it, getting business cards, ect....I'm not saying you need all of that right away, but I can tell you that if you want to really make real estate investing work for you, then you should treat it like you would if you were starting any other type of business.

But still I think the rental risk associated with this is huge, and it doesn't seem to be a protected family status thing, but rather a lifestyle thing along the lines of practicing bagpipes indoors all day long (they say you can hear bagpipes 10 miles away = LOUD).Just my 2 cents.
