As I stated in my original post, the major red flag is that I got the lien, in an online auction, at 16%, the maximum interest rate in a bid down state (Arizona).

Unfortunately, this is the primary reason I do not use third party vendors for rent payments, and I have posted on here a few times about this (usually when someone posts about a fraudulent clawback), despite the throng of enthusiasm for the continued use of these methods.Each one of my tenants is given a pre-designated bank account (idenitifed in the lease) to which they deposit rent.

I've read a number over the years but most of the cities reflected have been tough to make pencil out for me post-COVID.

I've seen many posts that opportunities really vary depending on location, but I just don't know how you can find something that cash flows or even comes close given rates.
