My reason for this is simple, when I was in law school (dropped out, bored and realized I was never going to practice law) an experienced RE attorney and a few of us were having dinner and talking about a lot of aspects of property contracts.

if you try to borrow money for it, that will effect your debt to income, and banks don't like to hear that your down payment is borrowed funds. the idea of using other peoples money and investing with no money down is usually something experienced investors do. beginners are probably safer using owner occupied loans to get into multi family properties, or saving up funds for their investment down payments

The typical realtor is more experienced with retail buyers who are looking for homes to live in and will know good locations to buy or a good price on a property, however won't know as much about rental rates, vacancy rates, etc. which is critical when you are running your ROI analysis of potential investment properties.

There aren't many renters in the area, and while we all know many great renters that would give you the shirt off their backs, there is a negative stereotype about renters that exists.While there is nothing they can do legally, I like my neighbors, want to have a good relationship with them (they have my number, and would likely text me if the renters are causing havoc, for both their benefit and mine).Have any of you experienced this, or have any tips on how to "break" the news?
