I would have it all leased up well before the project would be done.I did go a little low on the maintenance budget but I figured if everything is brand new and the construction company guaranting their work that I shouldn't have many expenses for a while.Taxes will roughly be 900/mo after the 5 year tax free period ends.I included the up keep with the property in the maintence budget.

Although I don't personally use home inspectors on my purchases, I deal with a lot of them when selling and there is a wide variety.As an investor or a buyer, I would want an inspector with actual construction experience.

All the cities I dealt with viewed a moved house as new construction, i.e. house had to be brought up to current codes including latest energy codes.

When I mentioned that I would eventually move to rehabbing, he did go ahead and quote me for general liability based on rehabbing construction, as well as coverage for any possible accidents while showing a property.I am still in the process of creating an LLC through my attorney, and do plan to carry a decent policy once my agent figures out what to actually cover me for :D FWIW, I mentioned an umbrella policy to my agent since I have seen that tossed around here a bit, but he said umbrella policies are for individuals.
