When I spoke with a police phone representative about how to proceed I was told that this was a "civil matter" and that I would have to file in civil court.

This happens all the time - considerations are:(1) Size of their per diem fee for their standard stay;(2) Size of their per diem fee for holding over;(3) Insisting they maintain their regulation insurance and obtain renter's insurance;(4) Making sure agreement classifies them as licensees not tenants;(5) Making sure to have an agreement they will cover your legal fees if you have to bring litigation to remove them;(6) Size of their security deposit;(7) Extent of their responsibility for damages during their use and occupancy.Obviously, proceed with caution if the seller is sketchy just like you would with any other individual.

Some love to write it all.As Jason and John mentioned above, unless theirs some extreme underwriting criteria with your current agent that we're not aware of, or you have some extreme liability (high crime or litigation area) or property exposures (coast), then you seem to be paying way too much for insurance on that 4-plex.

Interests of Foreign Countries; Prohibiting governmental entities from knowingly entering into certain contracts; authorizing the Attorney General to bring a civil action; providing penalties; requiring government entities to require an affidavit from applicants before providing any economic incentive; prohibiting foreign principals from purchasing agricultural land, or having more than a de minimus indirect interest in such land, and certain real property in this state, respectively; authorizing foreign principals to continue to own or hold such land or property under certain circumstances, etc.We'll see where this goes...lots of discussions....I've really only heard 4 countries talked about China, North Korea, Cuba, Iran....and probably limiting that to agricultural purchases.Not sure how many North Koreans are buying agricultural land, but Chinese have (6666 Ranch in Texas supposedly), Saudi has in AZ.

A detached ADU (750 sq.ft) and a Junior ADU (200 sq.ft.)I'm about to finish the JADU so here is the breakdown,-$8k-$12k for Plans/Permits/Fees (I'm a Civil Engineer so I was able to save some money and time) The entire Plan Check Process with the City lasted almost 6 months.I did the construction as owner builder because I have construction experience and hiring a GC was out of the question because I'm not rich. 1) Rough (Plumbing, Mechanical, Framing and Electrical): Around $25k2) Finish: Another $25k\Time to build: 2 monthsNote: I was able to get quotes from different contractors and the cheapest I was able to get was $75k.

They could change the locks in 20 minutes, start receiving mail within a few days, produce a phony rental agreement, and Johnny Law will take one look and tell you "it's a civil problem".

Theory is R.E. brokers and D.Attorneys "just fill out forms" and reality is they do that and 492 other things MOST IMPORTANTLY assuring the done deal STAYS a done-deal, and does not come back as litigation or liability 1 week, year, decade or EVER after.
