Of the places that do make it onto the MLS, the 4plexs are going for around $350k with ~$3200 in mo. rent between the four units.I'd like to do a flip, but with how competitive the local flip market is here at the moment, it is unfortunately off the table.I have considered investing out of state as I know my money has a lot more buying power in different markets, but I am cautious as I dont fully understand how it would go.

I am definitely looking at everything with a cautious eye, but i am afraid I am being too cautious and might pass up a good deal.  

If you contact the landlord, be cautious as they may care less due to cash flow.

You could also google cap rate per your area, but be cautious as this may not be accurate.Once you have the cap you can determine what the properties are worth in your area and then determine what your property is worth.

So my thinking is to be cautious near term but bullish long term.

Be cautious in an up market about being highly leveraged. 

I think it's more so a matter of what neighborhoods within these cities to be cautious of.
