Remember what happened to all those CA, NV, AZ and FL "investors" (i.e. speculators) back in 2006 thinking the party would go on?

I don't know about MD, but in Georgia you have a unilateral 7 day extension on RE contracts (either party can extend for any reason). 

(By having them send their rent payments to me to my office of post office box, curtails the partial payment being sent to me and being accept by a bank or third party). 

I know that they don't own any casinos and why would a billionaire derive profits from prostitution?

The important part is learning from mistakes/situations and not allowing it to happen again (if that's even possible!)

I'm being charged 8% but the great part is that 8% is going back to my 401k so essencially I'm my own bank.

It would be highly unethical for the listing agency to share with you offers made to a seller without the express written permission of all the parties concerned.The bank, the buyers making the offers, and their agents if not of the listing agency should have been notified and given express permission, in writing, to have an unassociated 3rd party review their offers.

Its our practice to provide an interested party with the financial information needed to analyze a property.  

I've also contacted investors in my area and offered them half of all my deals for 6 months if they can help walk me through the process of getting all the documentation in order and in a way that it protects all parties involved and no one seems to knows that.
