Im so confused what category to put things like all the decor we bough for the house, pillows, plates, kayaks, paintings, coffee and tea,furniture, sheets, mattress, couch, everything we bought and continue to buy to make the property a vacation rental....there is the "supplies" category but I also heard some things go into the the depreciation category like furniture.

That's why I always chuckle about those who post about mold in their house inspections.. like little dot of mold they freak out.. these people live in a literal petri dish most of their lives.. and the other telling factor is when the living room furniture is on the porch.. then you know it stinks pretty bad inside..

It is often unsettling to spend that kind of money for a room that is obviously very 1965 on the inside with paint slapped on it and some vinyl flooring, and the furniture looks like an episode of Saved By the BellWhat's even more annoying is how they have their staff come pounding on the door at 9am when check out ain't for 2 hrs and you're trying to get that last hr of sleep in.

The rehab we sold 2 months ago- we are in the process of another- I spent about $400 on two chandiliers and weirdly enough the buyer specifically asked that both transfer with the house- That was all they asked that they remain when we took out the furniture.

I'm not the biggest fan of arbitrage - even if the landlord agrees, they may change their mind after 1 year and then you're stuck with the furniture.
