I remember when getting my real estate license I learned that typically comps shouldn't be older than a month or so, on special circumstances, 6 months max.Another thing I noticed was that there was no finished basement square footage included (which makes sense because the appraiser did not go inside the property).Last thing I noticed is that the appraiser took an average of almost 8% off the property values that she used as comps.

I don't buy over list price but I have bought from the MLS here in So Cal and in all cases, I added major value by adding a lot of square footage (mostly knocking down 95% of the home to rebuild new.

I've seen some comps where the different in square footage was over 400 sq ft and then adjusted the appraisal on it $7,500.

Unelss it is a lot of square footage I'd look for cheaper options.My lease requires that they leave a receipt for professional carpet cleaning or we can charge them, but usually we have to replace the carpet from pet damage.
