My biggest suggestion is to find out what your ultimate goal is and what your venturing in to real estate to accomplish before deciding on any one avenue.

You may consider doing a JV deal if you don't have the right entry dollars, or you may have to venture up to more outlying areas like Richmond (which I like, since it still has BART).
