There are other avenues to review but I agree past rental history is important (disclosure I have 15+ doors right now)If you feel bad for them then rent to them.My point is its corporate america and you are blaming the wrong person - you are blaming the corporation but you should be blaming the politicians who create an environment that is tenant friendly and sue happy.

This means that if anything goes wrong with the property—like a tenant getting injured or a lawsuit related to the rental activities—the LLC, not you personally, would be the one held responsible.

I know Property Meld has something built into their Maintenance dashboard where it asks for reviews after maintenance issues are handled and I think if they rate 4 or 5 starts they then ask for a google review and if it's 3 or below it stays internal and gets circulated around so the team can figure out what went wrong and improve on it.

So if they have listened to the wrong people, they could be unaware of the rising risks.- because historically help is provided for natural disaster events, Katrina, hurricane taking our Puerto Rico, pretty much every hurricane, Maui fire, various CA fires, tornados, earthquakes.
