an inspector will tell you everything wrong with a property, from the minor to the major. so if the inspection report finds a bunch of electrical issues, yes, you'd need an electrician to tell you whether they are $200 fixes or $2000.

And yep, I was made aware a couple of years ago of that 12 person max and/or I think 4,000 sq ft limitation (or some size anyway) that requires a sprinkler system for all new construction.I don't think they're that wrong for implementing the requirement.

There's nothing wrong with seeking concessions if there are issues that arise in the report, but using this as a strategy will garner you a reputation within the community if you are repeatedly going under contract and then seeking large re-trades.
