Why would you take your cash, and spend it on a property you don't need to spend it on, instead of using that cash to increase your properties,...and income.

If it sold for $120K in 2007 , and your rent is $2000 a month , the landlord is probably cash flowing rather well .

Waste of time, huge room for error and zero reason for a customer to do this.....any Contractor worth his salt will have better pricing/quality/selection on the big stuff and will have guys on his crew that can do those dreaded 'parts runs' for the little stuff.
