Is there a way to get the 80% of the appraised value out?

I'm looking to get a home equuity line of credit for an investment property owned by my LLC.

I think this arrangement is better than nothing or me taking her to court to only get the land back.

That's #1, get that thing up so you can make moves without needing your mother to cosign. 

If the LLC gets sued, it owns nothing but the contracts and a check book.
