As a short-term rental, it would make $4,000 a month during the "season" (five months in the winter) and about $2,500–$3,000 in the non-season (the rest of the year). 

I am about to close on my first STR in Panama City Beach, and would like to try and get people in there for the winter months to help cover the costs and lessen the maintenance burden. 

Sadly, she died unexpectedly last winter, and here I am.

Even though we were nor in tourist place, house seems almost more than 50% occupancy rate except winter. ( In winter we had mid term tenants)  However, even though our property is popular, because we pay a lot in mortgage, many times it is negative cash flow and pool seems constantly leaking.

In the midwest or in other colder climates move ins are tough in the winter so now that it's warming up we're seeing leasing traffic increase, so that's something to consider as well.  

Heating costs go up in winter, as does electricity due to the reduced natural light and more people indoors.

Doorknocking is also very effective but difficult in the winter months.

If you're looking for appreciation you will want to stick around the more central areas such as winter park, college park, and SoDo even. 

Most areas here rent much better summer vs winter, even away from beaches.  

The grass isn't too overgrown, but we are just coming out of a harsh winter here and there are a lot of deer.
