If you check all those boxes, short-term ARV doesn't matter that much other than potentially slowing your velocity of capital on a BRRRR strategy.

Hi everyone, Most of what I've read/heard about the BRRRR strategy is the purchase should really be done with cash in order to increase the velocity of the money by reclaiming the capital/making yourself more competitive/you're likely purchasing something that won't qualify for financing.

@Liam S. my first question would be are you looking to actively invest this money or passively.If active I would suggest BRRRR'ing multifamily properties, you will be constantly increasing your net worth and your velocity of money will be much greater than if you just purchased turnkey rental properties.
