If your property in KY can appeal to vacationers that can't make it to Hawaii or Europe or go cruising because of restrictions, this might be the perfect time to jump in!

I have only been to Phoenix once in my life, I just don't know the area.What price range am I looking at for a property that would appeal to vacationers in the area. 

Vacationers don't necessarily expect a full kitchen, just a nice bed and clean bathroom.

I looked into this as a business three years ago and considered purchasing SFR's to rent to vacationers.  

I wonder why it has such a bad rap...I can definitely see situations where people buy AirBnb properties that are not quite what vacationers are looking for, or decorated poorly, pictures not taken well, etc.

Never any parking due to the influx of vacationers, that's always a problem.

I think having properties that can be converted to a long term rental if need be would help during a recession or choosing a place where there will be vacationers regardless of a recession would also be beneficial. 

I'm from NYC and would live in this second home part-time, and will be renting it out for short term vacationers.

The house is irrelevant by the way, it's all about your location and Penobscot bay values are increasing (look at values in just the last 10-15 years) as our vacationers expand up from Casco Bay (Portland).

I do have a day job so if the vacationers are there during the day there's a good chance I will not be.
