We have a 10 day upset peroid on each bid meaning if you go to auction and submitt the high bid, you still have a 10 day upset period to wait through before you are designated the winner of the auction.to keep the property tied up, all you do is just keep upsetting your own bid.

...I would imagine that many BP landlords are getting Section 8 rent, where the voucher amount and the allowances for utilties by the housing authority end up setting the rent received by the landlord.For your existing tenants, you could probably get away with the bigger increases - if their income was keeping up and other rental units in the area also went up similarly.

If one of my employees, when I was a manager, messed up, and they did, I didn't even get upset, I would just send them home as "punishment". [ note that I did not dictate their salary at the time, the corporation did. and I felt they obviously needed that little paycheck, and did not get terribly upset for their mistakes ]The point was that the banks, while a payment from a different source might be considered a constructive notice, have put in place systems [ computer / minimum wage worker ] that intentionally ignore it anyway.

These buyers would be justifiably upset if these expenses were ignored in the pro-formas.For turnkey companies selling SFRs to retail investors (a group that is presumptively less sophisticated and requiring greater fiduciary care and education), these items are all ignored in the illustrations.Now I have no doubt that you DO in fact discuss these things with your prospective clients, at some stage of the sales process.
