When living off post a blanket housing rate is given depending on rank and martial status.

I have a front-row seat to what's going on in the rental market from Colorado Springs to Fort Collins, and rental rates are not going up right now. 

I had savings and investments I liquidated as well as a job lined up right after graduation so I was fortunate to be able to enter REI right out of college, but there are of course many different ways to get into the game. 

@Ryan Rea: Hi Ryan, Try to google it your self on Zillow with different filters conditions/ criteria and see if the property is show up right.

But in my mind, I am picturing that you need to jack up the porch to have room to up-right the support.

When I unload I leave it upright for about an hour. 

Many investors like this approach and feel like it's clean.If I was a tenant there, I would NOT be pleased if a new owner came in and jacked the rents way up right away and then started doing a bunch of extensive construction.

@Nolan Gonzalez,Not if you set it up right, inspection/appraiser paid by buyer, title work paid by buyer so no money out of your pocket.

He is around 80 years old, in great health.What would be a creative way to buy this with seller financing where most of the value would eventually go to the university as 'step up basis' if set up right in his will/trust?

I grew up right near Lowell and my parents and younger brother still live there so I am generally familiar with the market (but definitely not an expert).
