I have all the apps realtor, Homesnap ,zillow,redfin, Craigslist,hud homes,loopnet constantly looking for deals city tax auditor looking at houses for back taxes owed ... all the places .I ended up finding a house in the neighborhood next to UT that my sister was renting and was about to move out .

Touting NwI doesn’t even help me, I have nothing to gain apart from more competition, you yourself are a broker and want sales.

I do not agree wih the folks who tout buy sub ject to, sell immediately on a wrap, especially if its a work for equity to an occupant. 

Exceptions are some of the newer brokerage models such as eXp which is more of national brokerage that touts itself as being entirely virtual.I hope that helps. 

I've seen a lot of syndicators and cost seg vendors say that it can be done and tout that as one of the many benefits of syndication.

Would you be opposed to waiting a few extra months after you finish school to move to UT?

Both my daughters went to UT Austin. 

I tout what I call The Lease Purchase Advantage and hit on the bullet points of nonrefundable option consideration, tenant/buyers vs tenants, pro-homeowner lease and option agreements, etc.

Property values are around the same if not slightly higher in WA compared to UT.

She does this by touting the strength of the buyer's pre-approval, the lender's appraisal speed, and the fast close time.
