We also have to remind ourselves that real estate is for the long run, meaning a D class neighborhood today could be a B class neighborhood in a few years. 

We've been doing this since 2019.I know Detroit isn't Ohio, but they're pretty similar.We aren't seeing cash flow in A or B areas today.

I have been out of the country and just seeing this today.

If you want to start investing today (everyone does) what can you sacrifice to get it done? 

Now of course there are still deals to be had out there, I am not saying that, but its a lot harder to find those deals today than five years ago when everything was a deal due to low interest rates.We are always buying but this is my business, so we have a team etc. to manage it.

Today an almost $19,000 charge came in which totaled the renovation charges to almost $22,000.

If I have a problem with my newspaper delivery or something equally non-critical, I'd like an answer or fix  now, but if it's later today or tomorrow, not a big deal. 

With that much "profit" available in the deal, if needed we could sell even in todays market, at below market and still profit.
