I looked at that same multi family a few months back but ultimately brushed it off because I’m terrified of being in or near a flood zone (I live on an island and have seen and experienced the destruction that comes with flooding).

Especially for a first timer or new(ish) investor,  it will be eye opening - thrilling and terrifying at the same time...BH

Okay, maybe not QUITE that terrifying, but still, really scary. 

First goal is to convince my wife to invest in real estate, as she is terrified about losing money and doesn’t want to risk it (it took us a couple of months to get tenants in our rental property so that scared her off a little bit).

I definitely can relate to the "Stop being scared" line item - going through the process was terrifying for me until it was over and now looking back it wasnt so bad. 

I feel like it isn't - but this is my first time, so I don't know what I don't know - and that always terrifies me.

After 5 years, 2 babies, marriage and a career change We FINALLY put in an offer on a 3/2 townhouse steps from the stadium at my alma matar.It feels amazingly terrifying to finally take the first steps towards making this dream a reality.Wish us luck!

I am a bit surprised I don't see bunch of terrified landlords exchanging their sentiment here on Biggerpockets in regards of this aggressive intervention in investor's business and free spirit of american market..
