I have seen these circumstances; people die, go out and buy a car, lose their job, etc… Just my own two cents, I’m not an attorney, just play one on TV

Hi Benjamin, I’m in japan and doing real estate investing here for about 8 years in different styles besides my full time job.

In neighborhoods that won't attract high credit score tenants, I've found that a stable job history with a MINIMUM of 1 year at current or previous job to be the best indicator of a great tenant. 

So they work a full time job and go to school full time. 

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560 (almost 30% probability of default), little to no good tradelines, lots of collections & chargeoffs, recent evictions.

By no means am I a millionaire or did I get rich quick and quit my day job right away.

Best of luck to you.I think @Dominic M. did an amazing job, much better than me, on your post explaining how he would want to see a deal like the one you described.  

But day trading is a job at best and a nightmare at worst.
