The cash flow from the properties I am looking @ are low..The buildings are all under performing on what they could potentially get for rent..I see a lot of room for growth and cash flow on these properties, especially with two major projects in the village getting ready to be completed -more jobs and more foot traffic to Main Street are on the way..Carbon copy of Hudson and early 2000’s... Advice, buying a building that wouldn’t maximize for 15 to 24 months ??

I'd be open to something like that.Thanks,ChrisCorrect, there are a bunch of Condos available to rent that's one of my points about saturation and competition driving prices down.I don't buy houses in HOA neighborhoods either.My next STR purchase will likely be a beach house directly on the beach or at least across the street with beach views.

You will need a zoning permit, possible streets approvals, utility plans, excavation plan, building permit, MEP's, then sub contractor permits for all of the MEP's.

Here's an example of what the journal entry looked like on 12/31/2019 for the two projects I had in progress in one of my companies:In this case, I was $84K into my 21st Street project (not yet completed) and $176K into my N Morgan project (not yet completed).Now, when you run a P&L through 12/31, you see that these two amounts are credited back to the COGS, so these costs aren't recognized in that tax year.
