We had a tenant who had snuck one in and she got busted when the owner (who did his own maintenance) was tossing out the garbage over the weekend (no pickup on weekends and he'd throw the garbage bags into the back of his truck to haul to a different property with a dumpster he owned) and he caught the odor and opened up a bag to find rabbit cage sawdust and droppings - and a receipt with the tenant's name on it.She chose to leave, and it took a while to get the smell out of there.

I understand it's his business and that's how he promotes it I think he could have presented his pitch in a more concise fashion  rather than sprinkling it through the whole three days.

If you have piles of money or access to it, contact them directly--I'm sure their Master's program for real estate investing is useful, but don't subject yourself to 3 days of sales pitches and juvenile humor sprinkled with tiny bits of useful information for this.

I think the main reason a lot of these guys are going the HML route is because the lender doesn't like the FICOs they're seeing.Puking upon entering the house is often a sign you're walking into a winnner.Seeing a "cloud" of fleas hopping 6" off the floor is another, I used to see a lot of that in the late '80s early-'90s in Houston.Fresh sawdust and sheetrock dust from the chainsaw to the walls is good.A stack of "pink envelopes" from everyone from the power company to Columbia Records, to American Express means you've got a motivated seller.When the only furniture is a lawn chair and a couple of boards resting on concrete blocks, you've either entered someone's college dorm, or a divorced guy trying to hold on.

I'm not even joking that this person must never have even wiped out a cabinet as there was still sawdust in the upper kitchen cabinets where the builder had drilled holes for wiring for the range vent.
