You may only have one single STR in SF.

It is much better to hit a single or double with the rehab and a triple or home run on the STR.im Josh and I buy more STRs in the Tampa/StPete/Clearwater/Largo/Seminole area than any other agent the past 2 years.  

For #3, I see multiple properties being sold like this, not $30k; but $200k properties being sold at tax deed auctions for $50k-75k#4 - I don't see how this could be realistic, how would someone have time or money to visit every single property in person especially when participating in multiple auctions across the state?

I like both of your ideas so I would look for the single where an ADU is permitted or one with a dump ADU to renovate (that's best) and balance that against the purchase of a 2-4 unit.

Even the smaller more experienced flippers are typically not adding a single ADU.  

The price point for a positive cash flowing single family house rental is typically 120-180k purchase price here so I am sure you'll be able to scale very quickly here with the capital you're working with.
