It does get bookings for us, more, smaller units in urban areas versus our larger beach properties. 

One of them is a 2 story house right on the beach - and they always say summer is *surprisingly* slower for them.

Basically it limits STR numbers except Mission Beach.    

The reality is that if you can take a project through land use approval (entitlements) that fits their criteria and offer it up to them on a silver platter, they are going to love you for it.

It gives you a  reason to come visit the beach!

The panhandle is seasonal - busy in summer for beaches, slow in winter because it’s too cold.

I wouldn't buy anything that's more than 15 minutes from the Chimney Rock strip or otherwise the public beach.

In that area, a half bath adds $50k of value (mission beach).
