It's in a popular year-round tourist destination with a shortage of hotels and heavy restrictions on STRs. 

A lot of investors are doing it the round about way, and having a general contractor install these meters for dividing the bills.

While many people do this and get away with it, you  need to realize ther are costs and risks for doing this.

And what I did was a fly buy program I did a big production in SF Bay Area I rented a big conference room gave out stone tickets and spent probably 60k on marketing to drive traffic to the event..

big ticket items- sewer.  

Maintenance tickets are easily created by tenants.Lots of other tools too. 

Makes no sense....When I was a GC, of course I got huge discounts, plus gifts and game tickets, etc...but we spent sometimes hundreds of thousands of $$ per year at these suppliers.

We do not have any minimums - although we do have seasonality here in Tampa, our units are active and get activity year round so it is not really necessary. 

As others said real estate or any other shiny thing will not be your ticket out.

Almost year-round, visitors come for sports tourneys, outdoor activities, Tuacahn, etc.
