This, Bryant is spot on with the lower down payment, you also get lower interest rates, and with roommates you can significantly lower what you owe.Plus if you are a student, you have cost avoidance. 

You can technically sublet under the roommate rule.

That was one reason I was interested in this particular property in Keene -- to be able to have space without a roommate and be able to afford it and live in a good area, to me, is always going to be easy to fill.

My strategy is to find a multifamily unit that can use some repairs, nothing too crazy, to find a good deal, fix it, live in a unit ideally with a roommate and rent the other units out.
