Regarding budgeting, if you have ample capital and can absorb the large cost, then you can have a slightly increased capex to replenish the near term expenditure.  

the line of credit would allow you to use it for down payment and once paid off, it is replenished to be used again.

To me, that is not allowing you to do the "repeat" step of the process because you're not replenishing your original source of money.

Maybe after the 1st or 2nd sfr purchase, you may want to do a flip to replenish your free cash to have enough down payment for your 3rd and 4th property.

That way you will replenish some of your cash reserves, gain experience in another key area of investing (most investors wholesale some deals during their career), and it means you don't have to walk away from a profitable opportunity if that's bothering you.
