I currently hold two jobs in LA and was hoping to manage the property remotely.

The state doesn’t have rent control laws, but landlords are prohibited from collecting more than one month’s rent for security deposits.

It gives you better control over the process and helps you really understand the market.

I probably won’t structure my next deal this way, I would rather just own the property and have more control of the project.

I just fund land flippers that need to control the land .

I am not seeking to charge each tenant, only seeking to remotely monitor each buildings water usage to identify costly waste/problems early as possible.

Or any game that aims to reduce FICA.However, among other advantages, a partnership allows an even better control over your FICA taxes via guaranteed payments - a partnership's version of W2.  

We see many travel or remote workers looking for flexibility with their stays, such as healthcare workers. 

During the GFC, the Obama administration took control of these entities and they have since been 100% controlled by the government. 

See, it's a snazzy start-up where everything is remote (besides their main office in SF) and they got da fancy "algorithms" & da nifty "machine learning" with a coefficient quadratic equation here and a pythagorean theorem there that tells them what rent should be and tenant profiles you should look for.
