I’ve had many clients do a traditional 1031 and then they feel like they have a gun to their head with the shot clock.  

My wife and I feel real estate is a great catalyst to get us there.

As a SFR investor for over 15 years I have been wrestling with this question in the past, because it feels like you should upgrade to "bigger".I know for sure that I would not enjoy the ownership experience that comes with a small 4F, because in Milwaukee that typically also means lower income tenants. 

We have had success buying in the winter, but this time it feels different. 

That's why it's important to be confident in your team so you feel like everyone is working together towards a common goal (good investment for you, agent gets paid for their support).

Unrealized equity is nice, but doesn't really do much for you except make you feel good when you tell someone how much equity you have.
