That's a good start, but just like earning a college degree, you need a good professor along with your own self study in order to get a solid "A" in the course.  

My college Finance professor would always say "debt is cheaper than equity".  

When I was in college, I lived next to a professor in a quadplex and we never had any issues.

She fired her old tax accountant.Another lady was in trouble with her husband because their long-time tax guy - University professor for tax accounting - said they would owe $20K for a recent tax year.

The Mortgage Professor has a lot of good calculators to toy with for your exact scenario and assumptions.  

Mind you, I'm a professor at a state university, proud of being a life-long public servant, from a family where women were expected to become teachers.
