There are definitely investors on BP who have a larger sphere of influence and therefore probably receive both the outsized praise (and criticisms) that comes with real estate forum fame.

I am sure that some DE lawyers praise them, but having one large operating agreement that grows even larger with each series seems to be more trouble than it is worth. 

I responded with praise explaining that I am happy to own property in a neighborhood with the response times so quick (I own a neighboring property). 

Others have praised the book the 16% solution.Most importantly as @Jeff Kehl said learn your state rules.

I'm big into giving back and so forth, but I don't want to just take from one individual to give to another, and I definitely wouldn't want to receive praise for such.

I regularly record their testimonials when they call me gushing with praise because I know my results are hard to believe.Can I do that 100% of the time.

He simply knows how to dig and add value.My hidden purpose for this post was to actually praise the agents that add value and bash those that think setting up a MLS search and opening doors is enough.
