If Discover gives you a $50k credit line and then you want a mortgage, you may get a lesser approval since even though credit was just established, the perceived risk is high since you have not used or maintain the credit.

Most wholesalers who are "bad" are guys because they are "perceived" to inflate the ARV and deflate the rehab cost.

Don't spell out the consequences, as you can't know what they are and it could be perceived as threatening.

I mean from what I am perceiving, the 2-4 units have much lower (buy & sell) turnover and typically (at least on the open market) the units are sitting out there for many months or even years without much price adjusting.

It's all perceived reality from the buyer that they fought hard and GOT A DEAL rather than got a few K off an overpriced listing etc.2.

It would help if you were clearer about what you perceive as attitude and describe that attitude (good, bad, cheerful).  

We don't have any numbers on value or mtg amounts, so this is all speculation.  2nd mtg holders have different reasons for not doing what we may perceive as the best exit for them. 

One obvious reason why people choose who they invest with is because they perceive the fund manager(s), executives to be subject matter experts.

Brokers may not want you to wholesale or will be against it but it is not illegal although it may be perceived to be.
