This self claimed "Drug Addict to CEO" doesn't pass the sniff test in my opinion.

The City of Detroit is block-by-block in many Class B & C areas.In our opinion, zip codes cover too large an area.We use Detroit Neighborhoods, which are much smaller than zip codes.

The thread was intended to seek guidance on completing the deal, and even If I disagree with opinions I understand it doesn't make either side more or less valid.

@Ryan Fox - It's pretty unpredictable in my opinion, but I'm sure there are people way smarter than me that can better see/predict what's coming down the pike.  

That sounds like a plan in my humble opinion. 

My opinion only 2 cases make sense for the seller 1) they have few options and this presents the best means to get out if a bad situation.
