Verify vent duct is unobstructed and sealed (and venting to the outdoors).Take humidity (and odor) control out of the hands of the tenant by installing a humidity and motion sensing switch (retrofit) or a humidity and motion sensing vent fan when time for replacement.

"biggest scam on the planet... bottle of Clorox and a rag"I like using the Tilex Mold and Mildew Remover; and yes, this is just bleach but I wave the bottle in the tenants face and to them, it looks more "professional" than if I mix a combination of bleach and water in a spray bottle.When the Tilex bottle is empty I refill it with bleach and repeat the exercise with the next tenant (if needed).I also tell them to avoid the area until the spray is dried due to the "powerful" odor this product produces.Gail

In MN were required by city before rental license is issued to attend Drug Class to identify, and know when to issue a non-compliance with the Crime Free / Drug Free Addendum.This helps enforce and we are able to file for cause with this,, I don't need a police report or anything else. as long as I took the class was certified by Police Dept I know what the odor is and how to handle it if it's a problem along with other drug use that was covered..

They make some great products to essentially seal off bad odors like smoke and pet and we have been in some incredibly bad pet odor damaged homes!
